The Lincoln Park Flats job consisted of the demolition of three adjoining commercial properties that were directly adjacent to a busy street in West Duluth, building & site earthwork, site utilities, and parking lot construction. Value engineering was performed to avoid costly shoring as requested by the owner adjacent to the street due to a vertical excavation of up to nine feet deep. Excavating and backfilling immediately with the use of equipment only along with not allowing any persons to get near the vertical bank was key. With this technique, costly sidewalk/street and utility removal and replacement was avoided. Site preparation for the new apartment building included working with a geo-pier subcontractor to get the bearing pressure needed for the structure.
